Job Summary

As the Director of Real Estate, you will lead the entire real estate and construction practice, portfolio and strategy for Core & Main. This leader will work closely with our corporate and field leadership to ensure our real estate strategy and execution are a key driver of business success.  You will also be responsible for identifying and executing opportunities for portfolio optimization, managing the relationship with our external real estate management partner, and serving as the primary liaison with internal stakeholders across the business.

You will oversee and drive project management efforts for site transitions and ensure assets are optimized, compliant, safe, cost-effective, and in alignment with broader organizational goals. This position reports to the Chief Financial Officer and requires close collaboration with members of the Senior Leadership Team. You will be expected to exercise independent judgment and make strategic decisions within the scope of your responsibilities.

Major Tasks, Responsibilities and Key Accountabilities

• Develop a real estate vision for the company that will support the goals of the company to include expansion/consolidation, construction, asset management and facilities maintenance.

• Lead a team of real estate and construction professionals.

• Direct the planning and execution of Core & Main's strategic expansion and market penetration through real estate development and acquiring of sites in assigned geographies.

• Leverage data, analysis and internal intelligence to identify areas of opportunity. Enhance the real estate data platform for better analysis, reporting, budget tracking and property insurance support.

• Own all tracking, strategy, action and documentation of all critical lease dates and contractual obligations within the company’s real estate portfolio. Proactively negotiate leases renewals to ensure satisfactory renewal rates and favorable terms.

• Direct, oversee and minimize expenses associated with surplus real estate, coordinating with the real estate managers and field leaders to dispose of surplus property in a timely fashion.

• Act as a business partner with senior management to incorporate real estate solutions into strategic business decisions. Maintain and manage relationships with outside vendors and consultants.

• Prioritize & execute user requests for real estate/construction needs based on cost-benefit analysis of the business benefit and provide counsel to user management.

• Fully own the new location opening process using a detailed playbook and including all necessary teams.

Minimum Qualifications

• Typically requires BS/BA in related discipline.

• Generally, 10+ years’ experience in related field including several years in a management/supervisory capacity.

• Experience in leading multi-region and multi-location corporate real estate portfolio and strategy.

Preferred Qualifications

• Experience leading a corporate real estate function for an industrial distribution company.

• Ability to manage a multi-layered organization with multiple direct reports.

• Commercial real estate, commercial real estate development and/or strategic planning experience.
